Business supplies and services: Operations dashboard for laboratory fit-out companies
An operations dashboard for laboratory fit-out companies that shows snag items per laboratory room: how many are open, which party holds them and where they come from.
Which figures laboratory fit-out companies really need.
Handing over a laboratory produces a list of snags: a scratch on a worktop, a cabinet door that does not close, a tap in the wrong place, a missing cover cap. Laboratory fit-out companies deal with those items from a list per room, often in a spreadsheet or on paper. Which items sit with the fit-out company, which with the installer or the main contractor, and how long an item has been open is hard to see. A client holding back a final payment until everything is resolved keeps calling. And whether the same kinds of snag recur on every project, nobody knows.

Agree snag types and owners
Together we define the kinds of snag you distinguish: damage, adjustment, wrong position, missing part, connection problem or deviation from the drawing. Each item records which party is responsible. Without that classification you cannot see where the work lies or who needs to fix it.
Connect the schedule and handover
The dashboard takes snag items from the fit-out schedule per room, where they are recorded at inspection with photo and description. You see per room, per project and per party how many items are open, for how long, and which are holding up a final payment.
Find recurring causes
Across projects the dashboard shows which kinds of snag keep coming back, such as worktops damaged on delivery or cabinet doors needing adjustment. Clicking through shows the items themselves with photos. The fit-out company can then decide whether it comes down to transport, installation or a supplier, and act on it.
Figures from your own work.
Snag items are currently scattered across lists per project, emails and photos on supervisors' phones. The dashboard uses the items recorded on the fit-out schedule and the scheduling of remedial work. Project managers see their own projects, management the overview across all projects. The fit-out company decides how snags are classified; clients see their own items through the customer portal if you choose to share them.
All parties or only your own items
The dashboard can show only the fit-out company's items, or those of the installer and main contractor too. Only your own is simpler and focuses on what you can fix yourself. Showing all parties gives the client a complete picture, but requires other parties to keep their status updated or the supervisor to do it for them.
Measure resolution time or just counts
The number of open items says something, but resolution time says more: an item open for a long time annoys the client and holds up a payment. Measuring resolution time requires the date of fixing to be recorded consistently. That happens naturally when the supervisor closes an item on the schedule.
Per project or across projects
Per project helps the project manager complete their handover. Across projects helps management see whether a type of snag is structural. The dashboard offers both views, with the project view for daily work and the overall view for a periodic review meeting. Both draw on the same records.
Which figures we put on the dashboard.
Snags per room, project and party, with lead time and click through to the fit-out schedule, are on the dashboard from the start. We check it together with an ordinary handover, and with a project where the installer does not keep up their items and the client withholds the final stage. Cost of remedial work and recurring causes per supplier can be switched on later, so the impact of a pattern becomes visible.

Explore pricing and optionsDo supervisors need to log anything extra for the dashboard?
No, the dashboard uses the snag items already recorded on the fit-out schedule. The supervisor does need to close an item once it is resolved, so the resolution time is right. That is a single step, with a photo of the result if useful.
Can the client follow progress on snag items?
Yes, through the customer portal the client can see per room which items are open and which are resolved. That cuts down on phone calls and makes clear which items sit with the fit-out company and which with another party.
Does the dashboard help in conversations with suppliers?
Yes, if a particular kind of damage keeps occurring on delivery from one supplier, you can show it with the items and photos behind it. That keeps the conversation factual. What you do with the information is for you to decide with the supplier.
Do we also see issues reported after handover?
If facilities staff report a problem through the portal or by phone and it is recorded against the room, the dashboard counts it as an aftercare item. You also see problems that were not visible at handover, such as a worktop discolouring after use.
